Long time without a blog. WHY????

For a while, I was doing OK about writing blogs. It wasn't perfectly consistent, but I didn't let really long periods of time go by without writing. That is until this blog right here, the first I have written in quite some time. Why is this? I can tell you it is not because I don't like writing blogs, because that is not true. I prefer writing blogs to most of my other work. The real answer is that Real Estate has been incredibly busy.

We have had a lot of action on the island. Homes and condos are selling like crazy. In particularly, Kirk and Cara (we) have been fortunate enough to sell a lot of properties, which has kept us active from first light until bedtime, most everyday.

High end real estate is back!! In the last month or so, we sold two of our favorite island homes: 1) Orion's View in Estate Peterborg, and 2) our favorite Water Point home. These both sold in the $3M range, or a little above. Coupled with Bill Otto (our fellow David Jones Real Estate broker) selling another Water Point home for over $4M, and our sale of what we consider the nicest home on the island in July (Sherpenjewel), this has been a phenomenal last year. Another agency also had a sale of $3.3M, making five really high end sales since July. Excellent news for everyone.

But the action was not just in high end sales. Many lesser priced homes and condos are also selling. Sapphire Beach Resort, Point Pleasant, Cowpet Bay, and Mahogany Run are all stellar communities that have had significant sales. We have also noticed that homes in the $400K-$600K have had a lot of turnover. So this is positive from the top down with respect to the Real Estate Market.

Another observation is with regard to vacation rentals. We have been doing this a long time, though we cut down on the number of properties we manage (significantly, too). But what we are still taking care of (and we own at Sapphire) has been very busy. Moreso than recent years. Lots of demand for rentals. This is a great indicator for those looking to purchase an investment property that can actually make income.

Well, I guess I am sorry I haven't been writing blogs, and I will try to get on the computer and do this more often. But I am not sorry for the reasons I have been away. I really do love to show property and help people find what they are looking for, so blogging will always have to take a backseat to that work.
