Water Point Estates rests on a private peninsula on the East End of St. Thomas, US Virgin Islands. It is the premier gated neighborhood in the Virgin Islands, consisting of 35 lots, each averaging about an acre each. Nearly all of the lots are waterfront with fabulous views in all directions. The peninsula juts out towards Great St. James Island and popular cruising destination Christmas Cove. A full time caretaker lives in the gate house and manages other employees. Features of the neighborhood include a private beach with dock, storage for kayaks and other small boats, gazebo for parties and shade, tennis court, reverse osmosis plant with water piped to each of the residences, professionally maintained roads and landscaping, and state of the art security systems including electronic gate and video surveillance.
Elegant Breeze is perhaps the best location within Water Point Estates. The orientation of the home is towards Pillsbury Sound, the body of water separating St. Thomas from St. John. The Easterly view is towards the prevailing Caribbean breezes, offering comfort not available with alternative locations. You get the incredible sunrise over St. John, and with the afternoon sun behind the home, it offers shaded space on the porch and pool deck during the hotter afternoon sun. But most importantly, the “down island” view of St. John, Tortola, and the many small cays around these islands is the most coveted scenery you could ask for on the island of St. Thomas.
Caribbean architecture often has multiple “pods” or “cottages” as bedrooms, versus having all of the bedrooms under one roof, and this home is no different. The main house consists of:
• Great Room with glass sliders and doors showcasing the incredible down island views and Caribbean waters. These doors open to a large covered veranda (approximately 957 square feet) which runs the length of the home, specifically designed to capture both the views and breezes

From the covered veranda, you have stairs that lead down to the pool level. The entire deck is coral stone, a perfect material in this climate because it does not get hot from the sun, or slippery from the water. The pool is quite large with respect to others on the island (25 feet X 16 feet), and was recently re-plastered. It has an infinity edge, so when enjoying time in the pool, it blends in with the surrounding waters. Stairs lead down from the pool deck to a private lounging deck, which sit just feet above the wonderful waters of the Pillsbury Sound. There is direct access into the water, with incredible snorkeling only yards off the shore.
There are two unattached cottages, both with full baths and decks that also capture the views and breezes. The front cottage is 470 square feet and the back cottage is 592 square feet, while the deck totals 477 square feet.
Total interior improved space between the main home and cottages is about 4056 square feet. The total exterior decks, including the stairs to the beach and pool deck, is about 2883 square feet, while the total wood decking is about 1095 square feet.
The house was originally built as a family compound in 1988. It is a “Timbercraft” custom designed home of cedar post construction. It was built in New England, then shipped to St. Thomas and assembled here in this location.
The current owner has enjoyed the home since 2002, and has done much improvement to the home since that time. They completely gutted the house, cottages, and pool area. A new kitchen was constructed, the floor tile replaced with travertine, every door and window was removed and replaced with Marvin Miami-Dade County approved hurricane proof glass door and windows. Besides the hurricane glass doors and windows, an “Armor Screen” system is sued to cover the main house porch and windows. One cottage was enlarged and new decks built. New coral stone tile was laid on the exterior porches and decks, while the pool area was enlarged and fitted with the same tile. A completely new pool was built, a stone pathway was laid to the Gazebo, and the exterior was newly landscaped. Stone walls around the home and garden were built to compliment the other work.
Water for drinking is supplied by two cisterns, totaling 24,300 gallons, purified by both a traditional filter system which removes particles, but also a “Sanitron” ultraviolet water purification system which kills harmful bacteria and cannot be removed by traditional filters. There is also a third cistern for grey water irrigation which is 9600 gallons. The Water Point Estates community is able to offer water thru their Reverse Osmosis system, if rainfall has not been sufficient for your needs.
As expected, the home is served by a telephone line, fax line, high speed internet connection, and cable television. The island is able to offer other options for technical needs, such as wireless internet providers, DISH Network, and more.
The home also has a generator for times of need, along with an automatic transfer switch so power goes from the public provider to generator seamlessly.
